Six Questions Your Kung Fu Tea Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research into the bubble tea market to help you make a data-driven decision. The assumptions for the $37,000 franchise fee, 4% royalty, and $15,000 monthly rent are pre-populated but fully editable to match your specific territory. It shows you exactly how a unit scaling to $1.55 million in revenue handles its $479,000 build-out cost. Data beats a gut feeling every time.

When will the unit turn a profit?

The unit shows immediate operational profitability with a year-one EBITDA of $93,000, which grows to $435,000 by year five. While monthly cash flow turns positive quickly, the high initial investment means you are focused on long-term equity building. Profitability is a marathon, not a sprint.

Maximize Unit Returns

  • Upsell high-margin toppings
  • Minimize tea ingredient waste
  • Optimize crew shift timing
[dynamic_pic9]

How much capital is needed?

You need approximately $479,000 to cover the initial build-out, including $200,000 for leasehold improvements and $110,000 for beverage equipment. The model tracks a minimum cash need of $784,000 in July 2026 to account for the franchise fee and early operating ramp. Cash is the fuel that gets you to the grand opening.

Major Capital Uses

  • $200,000 Leasehold improvements
  • $110,000 Beverage equipment
  • $37,000 Initial franchise fee
[dynamic_pic10]

What is the expected ROI?

The internal rate of return (IRR) is 1.77%, with a return on equity (ROE) of 0.57. Because of the significant $479,000 startup cost and high rent, full payback of your initial capital occurs after the fifth year of operation. Patience is a requirement for this specific investment.

Key Investment Metrics

  • 1.77% Internal Rate of Return
  • 5+ Year capital payback
  • 28% Year-5 EBITDA margin
[dynamic_pic11]

Where is the break-even point?

The unit reaches its monthly break-even point in April 2026, just four months after the doors open. To cover the $15,000 rent and $2,000 utilities, you must maintain high daily traffic and a strong average ticket. Speed to break-even is the best stress reliever.

Accelerate Break-Even

  • Drive mobile app loyalty
  • Bundle drinks with merchandise
  • Control packaging supply costs
[dynamic_pic12]

What is the cash runway?

The lowest cash point occurs in July 2026 at $784,000, which includes your startup capital and initial working capital buffer. You need to manage the timing of your $65,000 furniture and $18,000 signage payments to avoid a crunch. A cash buffer is your best insurance policy.

Protect Your Cash

  • Phase interior decor spending
  • Negotiate rent abatement periods
  • Manage opening inventory levels
[dynamic_pic13]

How do scenarios change outcomes?

If revenue hits the high-case scenario through better local marketing, your year-one $93,000 EBITDA could climb significantly. Still, a 10% drop in sales would delay your April 2026 break-even and increase your peak cash need. Anyway, planning for the worst helps you reach the best.

Drive High-Case Results

  • Target student influencer posts
  • Host monthly themed events
  • Improve beverage brewing speed

I love these. I use them to wrap my tumbler before sublimating them in my sublimation oven. They work every well to let me see the process so I don’t scorch my design.

Best out of all other heat tapes!
Number of Items: 6
It is extremely weird how excited I became when trying this tape out for the first time. I can't speak for all of the blue heat tapes but this one in particular is all sorts of great to use. Thicker, easier to tear, stronger adhesive than the brown and clear heat tapes I've tried. I started with the clear because I was afraid of the other colored tapes leaving marks on my substrates. The clear tape was a good amount of thickness and easy to tear and use but the adhesion was terrible. I would wrap it around the rim of tumblers, fold it down into the inside of the tumbler and it would pop right back up. Forget using it on any fabrics, did not hold sublimation sheets down to totes, shirts, mousepads, at all. The brown tape I used had better adhesion but was thin and stretchy? floppy? Didn't know this was even an annoying thing until I moved on to this blue tape and was just blown away. Still blows me away how it was cheaper than the other two kind but is the thickest and best gripping of them all. So far it does not leave any marks on any of my items. I'm so impressed by this tape that I still NOTICE it everytime it's tearing off perfectly or holding my things together so well.

great for sublimation for shirts, tumblers and also fast delivery
Number of Items: 4
This tape works great for my sublimation tumblers and shirts; there is no glue residue that is left behind. It gives my tumblers a good seal at the top and bottom and down the side where I don't have air gaps in my picture I want to sublimate on the tumbler. It is durable, and it does not smell. It is easy to use and cut. It is a great value for the money and it was delivered the next day.

This tape is perfect! I’ve been using other types and nothing compares to blue tape. It holds well and is nice and wide. I’ve had no problems with it. Price is right as well.
